Surface-safe cleaning
Can You Pressure Wash a Brick House?
Pressure washing brick is possible, but the mortar joints and older brick are the weak points. Too much pressure erodes mortar and can pop the face off the brick. On sound modern brick we use moderate pressure with a wide tip. On older, softer, or stained brick, soft washing is the safer call.

Can you pressure wash brick yourself?
You can, and brick takes more pressure than vinyl or stucco. The risk is not the brick face on a sound modern wall. It is the mortar between the bricks, which is softer and washes out fast under a tight, high-pressure stream. Once mortar is gone, water gets into the wall.
The most common DIY mistake is using a narrow tip up close to chase a stain. That same setting that strips a stain also carves into the mortar joints and, on older brick, can spall the surface. Spalling is when the hard outer face flakes off and exposes the soft inner brick, which then weathers much faster.
Modern, well-fired brick with solid mortar can handle a moderate fan spray held a foot or more away. Older brick, hand-made brick, and anything with crumbling joints should be treated gently. When we are not sure, we start low and let the cleaning solution do the work instead of the pressure.
When to soft wash brick instead
Soft washing is the better choice for brick covered in algae, mold, or mildew, and for any older or historic brick. A cleaning solution kills the growth at the root and lifts it with a low-pressure rinse, so the mortar and the brick face stay intact while the wall still comes clean.
Green and black growth on a north-facing brick wall is biological, not just dirt. Blasting it spreads spores and leaves the roots behind, so it returns. The solution-first approach clears it and slows the regrowth. It is the same surface-safe method we use on siding, scaled to brick.
| Brick condition | Recommended approach | Why |
|---|---|---|
| Sound modern brick | Moderate fan pressure, 12+ inches back | Handles pressure; mortar is intact |
| Older or historic brick | Soft wash, low pressure | Soft face and lime mortar spall easily |
| Algae, mold, mildew | Soft wash with solution | Kills growth at the root, slows return |
| Painted brick | Low pressure, test first | High pressure peels and chips paint |
| White efflorescence | Specialty cleaner, not just water | Mineral salt, rinses back without treatment |
What goes wrong with high pressure on brick
- Washed-out mortar. The joints erode before the brick does, and re-pointing is expensive.
- Spalled faces. On older brick, the hard surface flakes off and the wall weathers faster.
- Water in the wall. Open joints let water behind the brick, which can reach insulation and framing.
- Stripped paint. On painted brick, a strong jet lifts the coating unevenly.
- Spread growth. Blasting algae scatters spores and leaves roots, so it grows back.

What is the white powder on my brick?
That white, chalky film is efflorescence: mineral salts pulled out of the brick and mortar by moisture. Plain pressure washing wets it and it comes right back as it dries. It needs a specialty masonry cleaner to remove, plus fixing the moisture source so it does not return.
Efflorescence is common on newer brick and on walls that stay damp. It is cosmetic, not structural, but scrubbing it with water alone usually makes it worse for a day or two. We treat it with the right cleaner and point you toward the drainage or downspout issue feeding it.
Frequently asked questions
What PSI is safe for a brick house?
For sound modern brick, a moderate fan spray with the tip held a foot or more back is reasonable. Older or softer brick should stay much lower, in soft-wash range. The mortar joints fail before the brick does, so when in doubt, keep the pressure down and let the cleaning solution work.
Can you pressure wash painted brick?
Carefully. High pressure peels and chips paint, often unevenly, which looks worse than the dirt did. Low pressure with the right solution cleans painted brick without lifting the coating. Test a hidden spot first, since the bond between paint and brick varies a lot by age and prep.
Will pressure washing damage old brick?
It can. Older and historic brick has a softer face and lime mortar that erodes quickly under high pressure, which leads to spalling and open joints. Soft washing is the safe method for older brick. It removes growth and grime without carving into the mortar or the brick surface.
How do you remove the white residue on brick?
The white residue is efflorescence, a mineral salt. Water alone wets it and it returns as it dries. It takes a specialty masonry cleaner to remove, along with fixing the moisture getting into the wall. Otherwise it keeps surfacing as the brick dries out after each rain.
Should you pressure wash brick before painting?
The wall needs to be clean and sound before painting, but high pressure can open mortar and trap moisture that ruins the new coating. A controlled wash that removes dirt, chalk, and growth, followed by full drying, gives paint a better surface to bond to than an aggressive blast does.
How often should a brick house be washed?
Every two to three years suits most Northern Virginia brick homes, sooner if shaded walls grow algae or mold. Brick holds up longer than siding between cleanings, but letting growth sit lets it work into the surface and the mortar, which is harder to clear later.
